VISA GUIDE

Permanent residence in Thailand

Permanent residence ends visa renewals for good. It's harder to get than most visas: a small quota per nationality, a once-a-year application window, and a process that can take a year or more.

Who can apply

  • You've held a non-immigrant visa with yearly extensions for at least 3 consecutive years.
  • You fit a category: employment (with a qualifying salary and tax history), investment in Thailand, family (married to a Thai, or parent of a Thai child), or expert.
  • Retirement extensions do not count towards permanent residence.

The process and costs

  1. Apply in the yearly window, usually at the end of the year, at Immigration Bureau headquarters in Bangkok.
  2. Pay the application fee (7,600 THB at the last published rate).
  3. Attend an interview, which includes basic Thai.
  4. On approval, pay the approval fee (191,400 THB, or about half for spouses and children of Thai nationals, at the last published rate).
Fees and the application window are set each year. We confirm the current figures before you file.

What PR changes

  • No more yearly extensions or 90-day reports.
  • You still need a re-entry permit for travel, and an endorsement of your residence book.
  • It can lead to Thai citizenship after several more years.
